Orange County's plumbing story is a story of eras. Every decade brought different pipe materials into the homes being built across this county. And each one ages differently.

A 1965 ranch house in Santa Ana has a completely different plumbing system than a 1993 tract home in Rancho Santa Margarita. And both of those are different from a 2010 build in Irvine's Great Park neighborhood. Same county, same water, very different pipes.

Understanding what's in your walls tells you what to expect. It tells you what kind of pipe problems to watch for, how much life your pipes have left, and whether you're looking at spot repairs or a full repipe down the road.

We've been at this in Orange County since 2008, and since 2020 alone our crews have made more than 4,600 leak-related service visits at more than 3,600 homes across the county. We've seen what each era's pipes look like after decades of use. This guide walks you through the full picture, era by era, so you know exactly where your home stands.

Synchronized construction creates synchronized aging. When an entire neighborhood went up in the same three-year window with the same pipe, the whole neighborhood hits the same wall at the same time.

Pre-1970s: galvanized steel and cast iron

Cities where we see this most: Santa Ana, Fullerton, Anaheim, Garden Grove, Orange, Tustin, Costa Mesa.

These are the oldest homes in Orange County. Most were built between the late 1940s and the late 1960s, during the post-war housing boom that turned farmland into neighborhoods almost overnight. And the pipes that went into those homes were galvanized steel for the water supply and cast iron for the drain lines.

Galvanized steel pipe is regular steel that's been coated in a layer of zinc to prevent corrosion. The idea was sound. The problem is that the zinc coating wears away over time. Once it's gone, the bare steel underneath starts to rust. And it doesn't rust from the outside in. It rusts from the inside out.

What that means for homeowners is that the corrosion builds up inside the pipe, layer by layer, like plaque in an artery. The pipe diameter gets smaller and smaller. Water flow drops. Pressure at the far end of the house gets weaker.

You turn on the kitchen faucet and it takes forever to fill a pot. The shower on the second floor barely has enough pressure to rinse shampoo out. And if you run two fixtures at the same time, one of them practically stops.

We see this all the time in older Garden Grove and Santa Ana homes. The homeowner has lived there for years and gotten used to the slow decline. They don't realize how much flow they've lost until we show them what the inside of the pipe looks like. It's usually almost completely closed off.

The rust also makes its way into the water. If you run a faucet in the morning and the water comes out with a brown or orange tint, that's galvanized corrosion you're looking at. It clears up after a few seconds, but it's a clear signal.

Cast iron drain lines from this era have their own set of issues. Cast iron is strong and it lasts a long time. But after 55 to 75 years, it starts to corrode, especially at the joints. The joints are where tree roots find their way in. Roots are drawn to moisture, and a cast iron joint that's been in the ground for six decades has usually developed enough of a gap to let roots through. Once roots get inside, they grow and create blockages.

We've pulled root balls out of cast iron drain lines the size of a football. The homeowner had been dealing with slow drains for years. Sometimes they'd get a drain cleaning and it would work for a few months. Then the same problem would come back. That cycle repeats until the pipe itself is addressed.

The reality for pre-1970s homes is that most of the original plumbing has reached or passed its expected lifespan. Spot repairs can buy time, but they don't change the fact that the remaining pipe is the same age and the same material. If one section has corroded through, the rest isn't far behind.

1970s to 1985: the copper era begins

Cities where we see this most: Mission Viejo, Laguna Hills, older parts of Lake Forest, parts of Irvine, Tustin Ranch.

The 1970s and early 1980s brought a major shift in how Orange County homes were plumbed. Copper became the standard for water supply lines, and builders across South Orange County used it extensively. The planned communities that defined this era, places like Mission Viejo and Laguna Hills, were built with copper supply lines running through the slab and up through the walls.

Copper was considered a major upgrade over galvanized steel. And in many ways, it is. Copper doesn't build up internal corrosion the same way. It doesn't rust. It handles heat well and it's durable. A copper pipe in the right conditions can last 50 to 70 years.

That 50-to-70-year number comes with a footnote most homeowners never hear: not all copper is the same grade. Residential copper pipe comes in three grades, M, L, and K. K is the thickest and the best, but from a cost standpoint almost nobody buys it for a house. L-grade is what should go into a home; it's thick enough to deliver a full lifespan. M-grade is the thinnest of the three, and because the plumbing code allows it, it's what many tract builders actually installed when bids and budgets got tight. That grade difference is part of why we've seen some Irvine homes develop slab and pinhole leaks at only 8 to 11 years old.

You can find out which grade your house started with. Look at a piece of exposed copper, at the water heater connections or in the garage, and check the color of the printed line on the pipe. Blue printing means L-grade. Red printing means M-grade, the thinner pipe, and a good reason to keep a closer eye on the system as it ages.

The drain lines in these homes are typically cast iron or ABS plastic. ABS became common during this period and holds up well. The cast iron drain lines, though, are now 40 to 55 years old and starting to show the same corrosion and root intrusion patterns we see in older homes.

For the copper supply lines, the story depends heavily on water chemistry. In areas with softer water, copper from this era is often still in good shape. But in South Orange County, where the water is harder and treated differently, those copper lines are developing issues faster than expected. We'll get into the specific water chemistry question in a later section, because it deserves its own conversation.

Homes from this era are now 40 to 55 years old. The copper supply lines are approaching the midpoint of their expected life in most places. But here in OC, many are aging faster. If you're in a Mission Viejo home from 1978 and you're starting to see unexplained water stains or small pressure drops, it's worth having the system looked at. Most plumbing problems start small.

Our own records back this up. Since 2020, our crews have taken leak calls at more than 570 Mission Viejo homes, 75 of them in the last year.

In Irvine, our records show leak calls at more than 640 homes over that same window. In our experience, almost all of the slab-leak work among them sits in the older villages built in the 70s and 80s, not the newer construction around the Great Park.

1986 to 1995: the slab leak belt

Cities where we see this most: Rancho Santa Margarita, Aliso Viejo, Coto de Caza, Laguna Niguel, parts of Lake Forest and Foothill Ranch.

This is the era we know best. And it's the era that keeps our phones ringing.

South Orange County's master-planned communities from the late 1980s and early 1990s were built on a massive scale. Entire neighborhoods went up within a 3- to 5-year window. Same builders, same subcontractors, same materials, same water supply. Thousands of homes, all plumbed with copper supply lines, many running through the concrete slab.

Here's the thing about synchronized construction: it creates synchronized aging. When 500 homes in the same tract were all built with the same copper pipe in 1993, those pipes are all the same age today. They've all been exposed to the same water for the same amount of time. And they all start developing issues within a few years of each other.

We call it "The 25-Year Wall." It's the point where copper pipes in South OC start showing the effects of decades of chloramine-treated water. And for the 1986 to 1995 construction era, that wall arrived between about 2011 and 2020. We're still right in the middle of it.

The numbers tell the story. We've completed more than 600 repipes across Orange County in just the last two years, more than 75 in Rancho Santa Margarita alone. These aren't random leaks scattered across the county. They're clustered in specific communities, in specific tracts, built in specific years.

Leak calls follow the same map. Our records show them at more than 360 Rancho Santa Margarita homes since 2020. In Lake Forest, leak calls have reached nearly 600 homes over the same window. In our experience most of the Lake Forest slab-leak work comes from the older El Toro side of town, and the 1990s Foothill Ranch tracts are now starting to appear.

This era has one more wrinkle. Some homes built between 1978 and 1995 were plumbed with polybutylene (PB), a gray flexible plastic pipe that was later pulled from the market after it proved to react with the disinfectants in treated water. Not every home from this period has it, and many got copper instead. 1995 to 2005: the transition

Cities where we see this most: Ladera Ranch, newer Irvine neighborhoods, parts of San Clemente, Rancho Mission Viejo (early phases).

By the mid-1990s, builders started moving away from running copper through the slab. The industry had learned some lessons from the slab leak patterns in earlier communities, and new materials were entering the market.

Homes from this era typically have copper or CPVC for water supply lines, with PVC for the drain, waste, and vent (DWV) system. PEX, the flexible plastic tubing that would eventually take over, was just beginning to appear in residential construction.

CPVC is a rigid plastic pipe that handles hot water well and doesn't corrode the way copper does. It's been a solid performer in many homes. It does have some sensitivities. Certain chemicals can cause it to become brittle over time, and it doesn't flex. So seismic movement or house settling can sometimes cause a joint to crack. But overall, CPVC from this era has held up.

The big improvement here is in slab leak risk. Because fewer supply lines were routed through the concrete slab, there are fewer opportunities for the kind of under-slab leaks that define the 1986-1995 era. That doesn't mean these homes are leak-free. Pipes still age. But the most common issue, the copper-in-slab pinhole leak, is much less of a factor.

Homes from this period are now 20 to 30 years old. Most of the original plumbing is still functioning well. The main watch items are CPVC joints (check for any signs of dripping at visible connections) and any remaining copper sections, especially if the home is on SMWD water.

2005 to present: the PEX generation

Cities where we see this most: Irvine Great Park neighborhoods, Rancho Mission Viejo (newer phases), Baker Ranch, newer San Clemente.

Modern Orange County homes are overwhelmingly plumbed with PEX, and that's good news for homeowners.

PEX (cross-linked polyethylene) is a flexible plastic tubing that's resistant to corrosion, scale buildup, and the kind of chemical attack that damaged polybutylene. It flexes instead of cracking, which makes it more tolerant of ground movement and temperature changes. It's installed in long runs with fewer joints, which means fewer potential leak points.

We see very few leak calls from homes built after 2005. When we do, the issue is usually at a fitting or connection point, not the pipe itself. PEX doesn't develop pinhole leaks. It doesn't corrode. And because it's flexible, it handles the minor seismic shifts that stress rigid pipe materials.

The drain systems in these homes are PVC, which is durable and low-maintenance. Between PEX supply lines and PVC drains, the newest generation of Orange County homes has the most reliable plumbing systems we've ever seen in this market.

That said, PEX isn't indestructible. It's sensitive to UV light (it shouldn't be exposed to direct sunlight for extended periods), and the brass fittings used with some PEX systems can corrode in aggressive water conditions. But these are edge cases, not the systemic patterns we see in older pipe materials.

If your home was built after 2005 with PEX, your main job is to take care of the basics. Know where your main shutoff valve is. Keep an eye on your water bill for unexplained spikes. And schedule a pressure check every few years to make sure your pressure reducing valve (PRV) is doing its job. That's really it.

Why copper pipes are struggling in South Orange County

Copper is supposed to last 50 to 70 years. That's what the textbooks say. But in South Orange County, we're seeing copper pipes develop pinhole leaks at only 25 to 35 years old. The story behind that gap starts with water chemistry.

The water chemistry question

Most of South Orange County's drinking water comes from the Metropolitan Water District, which sources a significant portion from the Colorado River. Like most large water systems, it's disinfected with chloramines, a combination of chlorine and ammonia. Chloramines are a standard treatment method, and they do their job: they keep the water safe to drink across the long distances it travels to reach South County taps. The Santa Margarita Water District's own water quality reports walk through that treatment, and the water it delivers meets every federal and state drinking water standard.

The water here is also hard. The hardness figures in the district's reports run 8 to 19 grains per gallon, and our own meters have read as high as 23 on some jobs. Hard water adds mineral scale to everything it touches.

Here's where the story gets contested. In 2012, major homebuilders including Lennar and Shapell took South County water districts to court, arguing the water chemistry, specifically the chloramine disinfectant, was causing premature pitting in copper pipe. Lennar's complaint cited leaks in 61 Talega homes, the Santa Margarita Water District's own count at the time identified 76 homes in Ladera Ranch and Talega with reported pinhole leaks, and attorneys later told ABC7 the issue could touch thousands of homes in Talega alone.

The courts ultimately sided with the districts: an Orange County judge dismissed the consolidated case in 2015, and an appeals court affirmed in 2018, because chloramine use is authorized under federal and state drinking-water law. The water meets every regulation, and it's safe to drink. The lawsuits ended; the pinhole leaks didn't. What builders and homeowners here have attributed to the chemistry is a pipe-lifespan question, not a water-safety one.

We're plumbers, not chemists, so here's what we can tell you from the field. In 1986-to-1995 tract homes on South County water, we keep finding the same thing: pitting corrosion on the inside of copper pipe, concentrated spots of attack that deepen over the years until one of them becomes a pinhole leak. The pattern is consistent enough that we can usually predict a pipe's condition from the year on the building permit.

How pinhole leaks form

The process is slow and invisible. Here's what happens inside a copper pipe over 20 to 30 years in South OC water.

First, chloramines interact with the copper surface. In healthy conditions, copper develops a thin protective oxide layer inside the pipe. But chloramines can disrupt that layer, especially at certain pH and mineral combinations.

Small pits begin to form. These are concentrated areas where the copper is corroding faster than the surrounding metal. The pits often start at stress points, at solder joints, at bends in the pipe, or at spots where the pipe contacts the concrete slab.

The pits deepen over time. The copper wall in residential pipe is only about 0.03 inches thick. It doesn't take much pitting to get all the way through.

Eventually a pit penetrates the wall. Now you have a pinhole, sometimes no bigger than the tip of a pin. Water sprays through it in a fine mist. If the pipe is inside a wall, the drywall absorbs the moisture. If it's under the slab, the water saturates the soil beneath the foundation.

By the time you see the stain on the ceiling or feel the warm spot on the floor, the leak has typically been active for weeks. Water is patient. It will find the tiniest path and follow it. The visible damage is just the end of a process that's been underway for a long time.

Good to Know

The EPA's mold and moisture guide notes that mold generally won't grow if wet areas are dried within 24 to 48 hours. That's the practical reason to chase down where the water's coming from early instead of waiting for the stain to spread.

One more Orange County wrinkle: homes here sit on concrete slabs, not basements. Water coming up through the floor here usually means a pressurized line under the slab, not groundwater.

This is why we encourage homeowners in the SMWD service area, especially in Rancho Santa Margarita, Aliso Viejo, and Laguna Niguel, to be proactive about their copper supply lines. If your home is from the 1986-1995 era and you haven't had a leak yet, that's great. But it's worth getting a pressure test and a visual inspection so you know what you're working with.

Galvanized steel: the pre-1970s challenge

We still run into galvanized steel supply lines in homes across north and central Orange County. And when we do, the conversation usually starts the same way. The homeowner mentions low water pressure, discolored water, or both.

Here's how galvanized steel fails. The zinc coating that protects the pipe wears away over time. In Orange County's hard water, that process happens faster. Once the zinc is gone, the exposed steel corrodes.

Iron oxide (rust) builds up on the inside walls of the pipe. The buildup narrows the pipe diameter. A 3/4-inch pipe might have an effective opening of 1/4 inch or less after 50 years of rust buildup.

The symptoms are predictable. Rust-colored water, especially first thing in the morning or after the home has been vacant for a few days. Low water pressure that gets worse the farther you get from the main line. Pressure drops when multiple fixtures run at the same time. And occasionally, leaks at joints where the corrosion has eaten through the threaded connections.

There's one more thing galvanized pipe does that most homeowners never see. Because it corrodes from the inside, it sheds tiny metal particles into the water. Those particles travel downstream and settle wherever the water slows down: in fixtures, in valves, and especially in water heaters. And when that shed steel sits against copper, the two dissimilar metals set up what plumbers call bimetal corrosion, so the trouble spreads to parts of the system that were fine on their own. This is also why brass matters in these homes. Brass can safely touch both copper and galvanized steel, which is exactly the job brass and dielectric fittings do at the transition points.

I remember a customer named Sandra. I went out to drain her water heater, and the tank was only about two years old. When I opened it up, I found heavy rust and corrosion built up inside. That is not normal for a two-year-old water heater.

The tank itself wasn't the problem. Her home still had its original galvanized supply piping, and that pipe was corroding from the inside and releasing metal into the water, which ended up collecting in the water heater. The tank was just where the evidence landed.

That's the part of galvanized pipe people don't see. It doesn't only wear itself out. It quietly works on fixtures and appliances all over the house, and the homeowner usually has no idea until something like Sandra's water heater tells the story.

Here's the part that frustrates homeowners: spot repairs don't solve the underlying issue. You can replace one section of galvanized pipe, but the rest of the system is the same age and the same material. The new section will actually accelerate corrosion in the adjacent old pipe because of galvanic reaction between the new and old metals.

The only lasting solution for galvanized supply lines is a full repipe to copper or PEX. It's a bigger investment upfront, but it solves the problem for good. Most homeowners who go through a repipe tell us they can't believe how much water pressure they were missing. They'd gotten so used to the gradual decline that they forgot what normal flow felt like.

Cast iron drain lines: when corrosion sets in

Cast iron was the standard for drain, waste, and vent lines in Orange County homes from the 1940s through the 1970s, and it continued to be used in some applications into the 1980s. It's a heavy, durable material. A cast iron pipe in good conditions can last 50 to 75 years or more.

The problem is that many of these pipes are now past that window. A drain line installed in 1968 is 58 years old. And the conditions in Orange County, warm soil temperatures, tree roots drawn to moisture, and the acidic environment created by wastewater, all push cast iron toward the end of its useful life.

Cast iron wears out in a different pattern than copper. Cast iron doesn't develop pinholes. It corrodes more broadly, especially along the bottom of horizontal runs where water sits. The pipe wall gets thinner and thinner until it develops cracks or holes. At joints, the oakum and lead packing that sealed the connections decades ago deteriorates, creating gaps that roots exploit.

Root intrusion is the most common issue we see with cast iron drain lines. Mission Viejo South has the highest concentration of sewer repair work in our service area, which makes sense given the age of the housing stock and the mature landscaping.

The signs of a failing cast iron drain line include recurring backups (especially if drain cleaning only fixes the problem temporarily), slow drains throughout the house, sewer odors in the yard or in the home, and patches of unusually green grass over the sewer line.

The first step is always a camera inspection. We run a camera through the drain line to see exactly what's going on. Sometimes we find one isolated problem, a root ball at a single joint, a bellied section where the pipe has sagged. Other times the camera shows widespread corrosion throughout the line.

Before anyone quotes you a sewer line repair, ask to see the camera footage. We run a camera through the line first on every one of these jobs, because one bad joint and a corroded full run are two very different conversations, and the footage settles which one you're having.

Replacement options depend on the situation. If the pipe runs under the slab, we may recommend a reroute through the attic or exterior walls to avoid cutting the slab. If the damage is limited to the yard, we can often trench and replace just the affected section. In some cases, pipe lining (cured-in-place pipe, or CIPP) is an option that avoids excavation entirely.

When DIY pipe repair is safe, and when to call a pro

We're not the kind of plumbers who think homeowners should never touch their own plumbing. There are plenty of basic repairs that a handy homeowner can handle safely. There are also repairs that can go sideways fast if you don't know what you're looking at.

Warning

The line between the two lists below is pressure. A toilet flapper or a faucet cartridge sits on the safe side. Anything involving a pressurized supply line, a gas line, or the main can turn a small project into a much bigger one, so when in doubt, make the call first.

Safe for DIY

A dripping faucet. Usually a worn cartridge or washer. Parts are available at any hardware store, and there are good tutorials online. Turn off the water supply under the sink first.

A toilet flapper. If your toilet runs intermittently, the flapper is the most common cause. It's a $5 part and a 10-minute job. No tools required.

A supply line under a sink. The braided stainless steel lines that connect your faucet to the shutoff valves are straightforward to replace. Just make sure you use the right size and thread type.

A showerhead. Unscrew the old one, wrap the threads with Teflon tape, screw on the new one. Simple.

Call a pro

Anything behind a wall. If you can hear water running inside a wall, or you see a water stain spreading on drywall, there's a pipe leaking that you can't see. Finding where it's coming from requires leak detection equipment, and repairing it requires opening the wall properly.

Anything under the slab. Slab leaks are specialized work. The detection, the access, and the repair all require specific equipment and experience.

Main line issues. If your main water line or main sewer line is involved, the stakes are higher. A mistake on the main line affects the entire house.

Pressure reducing valve (PRV) problems. We've handled 86 PRV and pressure regulator jobs in the last twelve months alone. The PRV controls the water pressure coming into your home from the street. When it fails, pressure can climb to levels that strain every fitting and appliance downstream.

Gas lines. Never attempt gas line work yourself. Gas leaks are a safety issue that requires licensed professionals with the right equipment and training.

Anything requiring a permit. If the repair requires a city permit, it requires a licensed plumber. That's not bureaucracy. Permitted work gets inspected, and inspections catch problems before they turn into bigger ones.

From the field: the house running at 140 PSI

We got a call from a homeowner who'd had a handyman install a tankless water heater. When we got to the house, the work told its own story. The handyman had hard-piped the unit with no isolation valves. He'd never flushed the system. The T&P (temperature and pressure) relief valve was dripping constantly. And the hot water was surging, running scalding hot one minute and lukewarm the next.

We checked the main pressure. It was 140 PSI at the street. Normal residential pressure runs 40 to 75 PSI, with 80 as the top of the tolerable range. Anything above 80 starts putting real strain on the system. 140 is not something you want running through your pipes.

Water pressure is like blood pressure for your house. When it's too high, it puts stress on every fitting, every valve, every appliance in the system. Dishwasher connections, washing machine hoses, toilet fill valves, water heater components, all of them are rated for a maximum pressure. At 140 PSI, everything in that house was working overtime.

We installed a proper PRV, set up isolation valves on the tankless, flushed the unit, and got the system pressure back down to a safe range. The homeowner had no idea any of this was an issue. The handyman had never checked the pressure. That's the kind of thing that separates a repair from a proper installation.

Normal residential water pressure runs 40 to 75 PSI. 80 is the top of what's tolerable, and anything above 80 starts straining fittings, valves, and appliances, so it's worth bringing down. If nobody has checked yours in years, ask for a pressure reading the next time a plumber is out. It takes a minute, and it tells you whether your pressure reducing valve is still protecting everything downstream of it.

"If I drive into RSM and see the tract home style from 1993 or 1994, I already know what I'm going to find inside. Copper supply lines that are 32 years old, running through a concrete slab, fed by SMWD water that's been eating at the copper from the inside for three decades. It's not a question of if those pipes will need attention. It's which pipe shows it first.

We completed more than 8,000 jobs across South Orange County in the last year alone. And over the last two years we've done more than 600 full repipes across the county, over 75 of them in Rancho Santa Margarita. That's not a coincidence. These homes were all built within a 5-year window, with the same materials, the same soil, the same water supply. They're all aging at the same rate.

Here's what I tell homeowners: know what era your home was built in, and you'll know what to expect. A 1993 home in RSM has a different plumbing story than a 2005 home in Ladera Ranch. Both are great homes. They just need different things."

The equipment we use

When folks ask how we find leaks that are hidden inside walls or buried under a slab, the answer comes down to specialized equipment and experience working together. No single tool finds every leak. We use a combination, and the pattern we're seeing guides which tools come out of the truck.

Acoustic amplification. This is our most-used detection method. We place sensitive microphones on the floor, walls, or pipes and listen for the sound of pressurized water escaping through a pipe. Even a pinhole leak creates a distinct hissing or rushing sound. The trick is filtering out background noise and knowing what leak sounds like versus normal water flow. It takes years of practice to read accurately.

Electronic leak detection. For slab leaks, we use electronic equipment that can detect moisture in the concrete. By mapping moisture patterns across the floor, we can narrow down the leak location before anyone picks up a jackhammer. This saves homeowners money by minimizing the size of the access point.

Thermal imaging cameras. Hot water leaks under the slab create warm spots on the floor surface. Our thermal cameras can detect temperature differences of less than one degree. On a concrete slab, a hot water leak shows up as a distinct warm zone that maps the path of the leaking water as it spreads beneath the surface.

Pressure testing. This is the diagnostic starting point for many leak investigations. We isolate sections of the plumbing system and test them with air or water pressure. If a section can't hold pressure, we know there's a breach somewhere in that zone. Then we use the other tools to narrow down exactly where.

These tools don't replace experience. They enhance it. Houses have patterns. Once you've seen enough of them, you start to recognize the signs. The equipment confirms what the patterns suggest and pinpoints the location so the repair is as targeted as possible.

Frequently Asked Questions

Copper pipes in South Orange County often show issues at 25 to 35 years, well short of the 50-to-70-year national average, and the difference comes down to local water conditions. Builders and homeowners here have long attributed the gap to the area's hard, chloramine-treated Colorado River water and its effect on pitting corrosion inside copper pipe. A home in the Midwest with softer, chlorine-treated water might get 60 years from the same pipe. A home in Rancho Santa Margarita on SMWD water may see problems by year 28. Water conditions matter more than most people realize.

Hard water contributes to pinhole leaks, but it's not the only factor. The combination of hard water (high in calcium and magnesium) with chloramine disinfection creates the conditions for pitting corrosion in copper. Neither factor alone is as aggressive as both together. That's why South Orange County, with its hard Colorado River water treated with chloramines, has a much higher rate of pinhole leaks than areas with softer or differently treated water. Water softeners can help reduce mineral buildup, but they don't eliminate the chloramine component.

A pinhole leak is not typically an emergency in the way a burst pipe is. The leak is usually small, sometimes just a fine spray. But it does deserve prompt attention. A pinhole leak behind a wall can soak drywall for weeks before you notice it. That sustained moisture creates conditions for mold growth and can damage framing. Under a slab, even a small leak wastes water continuously and can affect the soil beneath your foundation over time. The smart approach is to schedule a leak detection visit as soon as you notice signs like unexplained water bill increases, damp patches on walls, or warm spots on the floor.

A full repipe to PEX in Orange County typically runs between $8,000 and $14,000, and the real driver is bathroom count rather than square footage. That range fits homes with roughly 2.5 to 4 bathrooms, and most take one to three days. A single-story home with good access is on the lower end. A two-story home with limited attic access and complex routing is on the higher end. The investment includes removing the old pipe, installing the new system, patching drywall, and testing everything. Most homeowners see the payoff immediately in better water pressure, cleaner water, and the peace of mind that comes from knowing their system is new.

Polybutylene (PB) is a flexible plastic pipe that was used in residential plumbing from about 1978 to 1995. It was installed in millions of homes because it was inexpensive and easy to work with, but it reacts with the disinfectants in treated water and develops the kind of micro-fractures that lead to leaks. It's no longer manufactured or approved for use. Yes, in some cases. If you have a single pinhole leak in an otherwise healthy copper system, a spot repair can be a reasonable option. We cut out the damaged section and solder in new copper. The repair itself is durable. The question is whether it's a one-time problem or a pattern. If your home is in the 1986-1995 slab leak belt and you've already had one or two pinhole leaks, the odds are good that more are coming. The water conditions behind the first leak are still working on every other pipe in the system. In that situation, a spot repair is a Band-Aid. The long-term answer is a repipe. We're always honest about which approach makes sense. A single leak in a 15-year-old system is different from a third leak in a 30-year-old system. We look at the whole picture and give you our honest recommendation.

The bottom line

Every Orange County home has a plumbing story. It's written in the materials that went into the walls and under the slab the year the home was built. Galvanized steel, copper, polybutylene, CPVC, PEX. Each one has its own lifespan, its own tendencies, and its own relationship with OC's water.

The best thing you can do as a homeowner is understand what era your home belongs to and what that means for your pipes. If you're in a pre-1970s home with galvanized steel, you're likely looking at a repipe conversation. If you're in the 1986-1995 slab leak belt with copper in the slab, proactive monitoring and a plan make a lot more sense than waiting for the next leak to announce itself.
