We've completed over 2,700 jobs here across North Coto, South Coto, and the neighborhoods surrounding the Sports & Rec Club. Most homes in the community were built in the 1980s and 1990s, which means original plumbing systems (copper supply lines, cast iron drains, and first-generation water heaters) are reaching the age where they need attention. Our team knows what to expect behind the walls of these homes because we've been inside hundreds of them.
What We See in Coto de Caza Homes
Every neighborhood has its own plumbing personality. After years of working inside homes across Coto de Caza, we recognize the patterns by community and by era.
North Coto was the first phase of development, with estate homes built in the early-to-mid 1980s. These homes are larger than what we typically work in - 3,000 to 6,000 square feet with longer pipe runs, more bathrooms, and more fixtures per home. Original copper supply lines are now past the 40-year mark, and we see pinhole leaks developing in the hot water lines first, just like in every other 1980s community. The difference here is scale. A whole-house repipe in a 5,000-square-foot home with four bathrooms and an outdoor kitchen is a fundamentally different project than a standard three-bedroom home. We plan access points carefully around the architectural features these homes are known for.
