Laguna Woods is unlike any other city we work in, and we mean that in the best way. About 90% of the city is Laguna Woods Village, the largest 55+ gated community in the country. Over 12,000 homes spread across 83 mutuals, a mix of condos, co-ops, and manufactured homes, each with its own set of plumbing configurations. We've completed 301 jobs for 192 residents here, and we've gotten to know this community well.
Most of the homes here were originally built in the 1960s and 1970s, which means the plumbing has been working hard for over 50 years. We see the patterns every week: aging shutoff valves that won't turn anymore, original fixtures that need updating, and water heaters reaching the end of their life. The Village's shared-wall construction in many of the condo and co-op buildings adds another layer. A leak in one unit can affect a neighbor, and some repairs need mutual board approval before work begins. We're used to navigating all of it: the gate access, the HOA coordination, and the way things work inside each mutual.
El Toro Water District serves the community, and the local water is moderately hard.
