- Copper pinhole leaks start from the inside of the pipe and work outward, so the first sign on the wall is often the only sign you get. The pipe can look fine on the outside while the interior wall is corroding through.
- Orange County's water chemistry is hard on copper. Hard water (district reports cite 8 to 19 grains per gallon, and our own meters have read as high as 23, averaging around 15) combined with chloramine treatment and the thinner-walled "Type M" copper common in 1960s through 1990s residential construction is the recipe behind most of the pinhole leaks we see.

Copper pipes don't fail in Orange County the same way they fail in other parts of the country. In a softer-water region, a 50-year-old copper line might still have decades of life left. Out here, we open walls in 40-year-old homes and find pipes that look like Swiss cheese on the inside.
We see this constantly in OC homes built between 1960 and 2000. The pipe didn't do anything wrong. The water did the work, slowly, from the inside out, until the wall got thin enough for a pinhole to break through. Pipes age just like anything else in a house, and copper in Orange County ages on a faster clock than copper anywhere with softer water and free chlorine.
This is the second half of a two-part story about OC pipe materials. The first half is polybutylene plumbing in 1978 to 1995 homes. This half is copper, especially the thinner residential grade installed across Tustin, Orange, Santa Ana, Mission Viejo, and Lake Forest during the postwar building era.
What is a pinhole leak?
A pinhole leak is exactly what the name says. A tiny hole, usually no bigger than the tip of a pencil, that opens up in a copper water line. The opening can be small enough that you never see a stream of water. What you see is a damp spot, a drywall stain, a bead of green crust on a fitting, or a slow drip into a cabinet someone finally noticed.
Water is patient. It will find the tiniest path and follow it.
Here's the part that surprises homeowners. The hole formed on the inside of the pipe, not the outside. Pitting corrosion eats through copper from the water side. The wall thins from within until there's nothing left to hold pressure, and a single point breaks through. That's why a pipe can look perfectly clean on the outside the day before you see a stain on the ceiling.

Copper is a great plumbing material in most places, and a system installed with care can last 50 to 70 years. But "most places" isn't Orange County. Our water chemistry, the type of copper run during the building boom, and the way hot water accelerates everything is what makes pinholes a recurring story here.
A pinhole leak isn't usually one event. By the time we see one, we're often looking at a pipe system with thin spots in many places. The first pinhole is the alarm clock for the rest of the line.
Why Orange County's water makes it worse.
Most articles about copper pipe corrosion are written for a national audience. They'll tell you copper lasts 70 years and call it a day. That's true on paper. It isn't what we see when we open a wall in Tustin. Three things stack up in OC to put copper on a faster aging curve.
Hard water.
OC water is hard. Municipal reports generally show 8 to 19 grains per gallon (GPG) across the county, putting most of OC in the "hard" to "very hard" range. Tustin, Orange, and Santa Ana sit on the harder end. South OC cities like Mission Viejo, Rancho Santa Margarita, and Lake Forest are in the same range or higher because of the Colorado River blend. You don't have to take our word for the numbers. Districts like Santa Margarita Water District and El Toro Water District publish them in their annual water quality reports. Our own meters tell the same story with a little extra on top. On service calls we've read hardness as high as 23 grains, averaging around 15 across the county.
Hard water doesn't punch holes in copper directly. It leaves mineral scale that builds up unevenly along the pipe wall. Uneven scale creates spots where water flows faster, spots where it sits stagnant, and tiny galvanic differences along the inside of the pipe. Those uneven spots are where pitting starts.
Chloramine treatment.
Most OC water districts moved from free chlorine to chloramine disinfection in the early 2000s. Chloramine is a longer-lasting disinfectant, and it does its main job well: it keeps drinking water clean and safe. It's also aggressive toward copper. It stays active in the pipe longer than chlorine, and that sustained contact accelerates corrosion, especially when the water is also hot, also hard, and moving past a fitting. Copper pipe isn't 100 percent pure metal either, and chloramine can pull impurities right out of the pipe wall, which is exactly where pitting likes to start. If you're curious what your own tap carries, your district's annual water quality report names the disinfectant it uses; IRWD posts its report online, and the south county districts do the same.
Our team has plumbed in other parts of the country, including Northern California, where the water carries far less chloramine. The difference showed up in the work: far fewer copper leak calls there than we run here. And in OC the effect can show up early. In Irvine we see homes with leaks at just 8 to 11 years old, against copper's advertised 30 to 50 year life.
It's the same chemistry story we tell about polybutylene pipes in South OC. Chloramine is hard on plastic. It's also hard on copper.
Pipe age and pipe type.
A lot of OC homes built between 1960 and 2000 were plumbed with Type M copper, the thinnest-walled grade approved for residential water lines. Type M was cheaper and easier to work with. Type L has a thicker wall and stands up longer, but you didn't see it as often in tract homes during the building boom.
Thinner wall means less material between you and the water. When hard water plus chloramine plus 40 years of hot-side flow finally chews through, it doesn't have far to go.
When we cut a piece of pipe out during a leak repair, we hold onto it. You can usually see the inside of the pipe is dimpled and pitted, with green or black mineral residue around the leak point. That sample is the conversation. It tells the homeowner exactly why the leak happened, and what the rest of the pipe is probably doing.
One more thing we look for when a wall or ceiling is open: several green or blue marks along the pipe, even where nothing is dripping. Those spots are often what we call self-sealing leaks. A pinhole opened, and the corrosion that formed around it closed the hole back up. A swing in water pressure can open it again, and the open-seal-reopen cycle repeats until the pipe gets replaced. One mark next to an active leak points to a spot repair. Marks in several different areas of the home move the conversation toward a reroute or a repipe, because the whole system has lived under the same water, the same pressure, and the same age from day one.
Where pinhole leaks happen first.
Pinhole leaks usually show up first on hot water lines, at elbows and fittings, on recirculation loops, and in homes running high water pressure. Pinhole leaks follow patterns. Once you've opened enough walls, you see the same locations come up.
Our records show leak calls at more than 3,600 Orange County homes since 2020, and pinhole leaks in copper are one of the most common causes. Irvine tops that list at more than 640 homes, with Lake Forest close behind at nearly 600 and Mission Viejo at more than 570. That pattern is nobody's fault. It takes two ingredients: neighborhoods that went up in the same era with the same thin-wall copper, and water chemistry that has been working on that copper ever since.
Hot water lines fail first.
Heat accelerates every chemical reaction inside a pipe. The hot side runs hotter, scale forms faster, and chloramine gets more aggressive. We see roughly two pinholes on hot lines for every one on cold.
There's a second, quieter reason the hot side goes first. An aging water heater starts rusting on the inside long before it ever leaks, and that rust travels out through the hot water lines and settles inside the copper. Metal resting against metal sets up bimetal corrosion, and the pipe pays for it. Regular water heater maintenance, and replacing an aged unit on your schedule instead of waiting for it to let go, protects the copper downstream too.
Elbows, tees, and fittings.
Where water changes direction, it gets turbulent. Turbulence wears the pipe wall unevenly and creates ideal conditions for pitting at the fitting. Most pinholes we find inside walls are within a few inches of an elbow.
Hot water recirculation lines.
A recirc loop keeps water constantly moving past the pipe wall, so the recirc piping wears faster. Instant hot water at the master bath has a maintenance cost on the line.
Pipes under high water pressure.
If the home runs 90 to 100 PSI, the pipes are working harder than they were designed for. Pressure plus turbulence plus thin wall is the trifecta. A pressure-reducing valve near the main shutoff is one of the cheapest things a homeowner can do to extend the life of every pipe in the house.
Pipes near the water heater.
The first 10 feet of copper coming off the water heater takes the most heat and chemical stress. We find pinholes here all the time. Sometimes it's the pipe, sometimes the union, sometimes the water heater itself is leaking.
Signs of a pinhole leak.
The most common signs of a pinhole leak are green crust on a copper fitting, a water stain that keeps growing, bubbling paint or swollen baseboards, and a water bill that creeps up for no clear reason. Some you can see. Most you can't. Pinhole leaks hide. Houses have patterns, though, and once you've seen enough you start to recognize the signs.
Visible signs.
- Green or blue-green crust on a copper fitting or section of pipe. That's copper corrosion product mixed with mineral residue. Water has been somewhere it shouldn't be, even if you don't see active dripping.
- A water stain on the ceiling, a wall, or a cabinet floor. A round or teardrop-shaped stain that grows slowly is almost always a slow leak in the line above. - Bubbling paint or swollen, brown-spotted baseboards. Drywall absorbs water before it shows. By the time paint is bubbling or a baseboard has swelled, the leak has been there a while.
- Damp drywall or a soft spot in the wall. Press the wall. If it gives, the back side is wet.
Hidden signs.
- Higher water bill with no clear reason. A pinhole that drips a few cups an hour into a wall cavity moves the meter every month. Compare against last year's same-month bill.
- Lower water pressure at one fixture or the whole house. Mineral scale and pitting narrow the inside of the pipe over time.
- A faint hissing sound behind a wall when the house is quiet, especially at night.
- A warm spot on a slab floor. If the leak is on a hot line under the foundation, the slab heats up around it. That's the classic slab leak symptom, and pinholes in copper are one of the main causes. It's usually the confirming clue, not the first thing people notice.
- The water meter spins with everything off. Shut every fixture and check the meter. If it's still moving, water is going somewhere.
A pinhole leak in a wall doesn't dry out on its own. The water is constantly being replaced from the supply line, so anything wet stays wet. The EPA's mold and moisture guide notes that in most cases mold will not grow if wet materials are dried within 24 to 48 hours, and a wall cavity with a live leak behind it never gets that window. A small leak that runs for two months can soak insulation, framing, and drywall to the point that the repair includes mold remediation. The sooner the source is found, the smaller the repair.
How long do copper pipes last in Orange County?
Copper pipes in Orange County typically last 30 to 50 years before pinhole leaks become a recurring issue. That's shorter than the 50 to 70 years copper can last in regions with softer water and free chlorine.
The variables that move the number up or down:

On that recirculation row: a loop that runs continuously will always shorten the life of the piping. If you want the convenience without the wear, put a timer and/or a temperature sensor on the pump and run it only at the peaks, early morning when the house is getting ready and the evening hours when everyone is home. The pipes get a break during the long stretches when nobody needs instant hot water.
If your home was built in the 1960s or 1970s and still has its original copper, you're past the average. That doesn't mean a leak is coming tomorrow, but the math has shifted, and the next pinhole is more likely than the last.

Repair vs. repipe decision.
Not every pinhole leak means a whole-house repipe. The honest answer is it depends on what we find when we open the wall and what the rest of the system looks like.
Here's the framework we walk homeowners through.
Spot repair. A single, isolated pinhole on an otherwise-clean line. We cut out a few inches of pipe, install a new section, and put the wall back together. Fast, contained, and the right call when the rest of the system looks healthy.
Reroute the section. Multiple pinholes on the same run, or a section in a hard-to-reach spot like a slab or attic that we'd rather not keep returning to. We abandon the bad section and run a new line in PEX or new copper through a more accessible path. Less invasive than a full repipe, more durable than a series of patches.
Whole-house repipe. Pinholes on more than one line, green corrosion at most fittings we expose, or a home in the 40-plus-year copper window where we can already predict where the next leak is. A repipe replaces the entire potable water system with PEX or new copper. One-time disruption, decades of clean plumbing afterward.
The decision usually becomes clear in the first 60 seconds of opening the wall. A single isolated pinhole on a clean section of pipe is a spot repair, and the rest of the house probably has time. Green at every joint we can see is a different conversation.

What it costs.
Real numbers for Orange County, mid-2026.
Spot pinhole repair: $325 to $625, depending on the size of the pipe, how much pipe comes out, and where it sits. Reroute a section of pipe: $1,200 to $3,200 for the plumbing alone, driven mostly by the distance between the fixture and the manifold. Whole-house repipe (PEX): roughly $500 to $750 per fixture line, which is why a repipe is always an on-site estimate. Leak detection visit: $325 to $489, and it's what turns the repair estimate from a guess into a defined scope.
One thing to check on any quote: whether it covers plumbing only or the turnkey version with drywall, texture, and patch-back included. We do the turnkey version and close up the walls when the plumbing is done, and not every quote is built that way. When you're comparing bids, look for upfront flat-rate pricing and make sure the scopes are like for like.
What moves the price up or down: how accessible the pipe is, whether we're working in a slab, attic, or open wall, how many fixtures the home has, and whether the main water service line needs to be done at the same time.

From the field: the ceiling stain that wouldn't dry.
A homeowner in Tustin called us about a stain on her downstairs hallway ceiling. The house was a 1968 build, original copper throughout, never repiped. She'd noticed the stain a few weeks earlier and assumed it was from the upstairs bathroom. Her husband had checked the toilet and shower pan, found nothing, and they figured it would dry out. It didn't.
We ran our acoustic leak detection equipment along the upstairs floor and located the leak in a hot water line about six feet from the bathroom. We opened a small section of ceiling drywall to access it. What we found wasn't subtle.
The pipe had a pinhole at one elbow, with green crystalline corrosion built up around the leak point. But it wasn't the pinhole that told the story. It was every other fitting we could see in that section of ceiling. Three more elbows, two tees, and a coupler, every one with green at the joint. None of them were leaking yet.
