- The year your home was built is the best first clue to what's in the walls. Orange County was built in waves, so a build year and a city narrow it fast.

Why the year your home was built tells you what is in the walls.
Search this question and you'll get four different answers. One national plumbing chain says galvanized pipe stopped in 1960. A San Diego repipe calculator says replace galvanized in any home built before 1970. A plumber in Arizona says any copper home built before 1980 should think about a repipe. The home inspectors' trade association puts the galvanized era at the 1850s to the 1950s. None of them are about your street.
Houses have patterns. Once you've seen enough of them, you start to recognize the signs.
Here, the south county tracts went up mostly in the 1970s and 80s, when copper was the standard. Santa Ana, Costa Mesa, and North Tustin went up when galvanized steel was still common. And every line in a tract home went in the same week, from the same spool. It has met the same water ever since, which is why one leak in a 45-year-old home is rarely the last one.
The five plumbing eras of Orange County homes.
The build years below come from county parcel records for the homes we repiped, plus Census figures (ACS 2024 five-year estimates) where our own records don't reach. They describe the typical home in each area, not yours.

Before 1970: the galvanized era.
Santa Ana is our galvanized-era city. Of the Santa Ana homes we've repiped, the typical one was built in 1961, and three out of four went up before 1970. North Tustin (1965), Laguna Woods (1969), and Costa Mesa (1972) are Census figures, since our own records there are thin. In these homes we expect one of three things: original galvanized steel, early copper, or a mix, and in Santa Ana especially, galvanized is a lot more common than people expect.
1970 to 1986: the peak copper years.
This is the biggest group of homes we repipe. The county records for the homes we've repiped in Mission Viejo center on 1976, with nearly nine in ten built between 1969 and 1986. The Census puts these cities at 1979 to 1986; our jobs run a little older, because the older end of a tract gets repiped first. What's in the walls is copper, usually the thinner residential grade called Type M. Most are three and four bedroom tract homes on a slab.
Think about it through the builder's eyes. A developer bidding to build a whole neighborhood has to get the cost low enough to win the job, and his job is to build to code, not above it. Type M copper passes code and costs a lot less than the heavier Type L. So one developer makes that call once, and every home in the tract gets the same pipe. From what we've seen, most of them made the same call.
1986 to 1999: younger copper.
Rancho Santa Margarita sold its first homes in 1986, and almost every RSM home we've repiped was built between 1986 and 1990. Same material, younger pipe, so the leaks start later and come one at a time. Still, more than 110 RSM homes have needed a full repipe since 2020.
This is also the window when polybutylene, the gray plastic pipe the internet worries about, went into homes around the country. Our records mention it exactly twice in more than 57,000 jobs. We don't see it in south Orange County. Where we do run into it is farther north, in Anaheim, Fullerton, Placentia and Santa Ana. Our polybutylene guide shows you the stamp that settles it.
You may also hear it called Quest pipe, a brand name from that era of plastic, and yes, we've pulled it out of Orange County homes. We know a couple of neighborhoods where every house has Quest on the water main, the line from the meter to the front of the house. It collapses from the inside, so the first sign is usually a pressure problem or a house with no water at all. Sometimes it just starts leaking, and the pipe is too far gone to repair, so a Quest main almost always means replacing the whole run.
2003 to 2013: Ladera Ranch, the documented exception.
By build year, Ladera Ranch should be the easy case: copper, young. ABC7 reported in 2016 on a nearly $10 million settlement with three homebuilders covering Ladera Ranch homes built between May 2003 and May 2013, with up to roughly $15,000 per home for repiping or pipe treatment. We're not going to tell you why those pipes leaked. That belongs to why copper pinhole leaks happen in Orange County homes. In Ladera Ranch, don't assume young copper means no history. Ask the seller and the HOA, and look for patches in the drywall.
2010 and later: PEX from day one.
Rancho Mission Viejo, the Great Park neighborhoods in Irvine, and Baker Ranch in Lake Forest (built 2017 to 2020) went in after PEX was approved statewide. They were plumbed with it from the start. The print on the tubing at your water heater will say PEX.
How to tell what kind of pipes you have.
You don't need to open a wall. Ten minutes with a flashlight and a refrigerator magnet will usually settle it. Where to look, in order:
- The water heater. The two lines on top are the easiest pipe to see.
- Under the sinks. Look past the flexible hoses to the pipe coming out of the wall.
- Where the main line enters. Usually the hose bib and shutoff at the front of the house or the garage wall.
- The garage. Open framing often exposes a run you can touch.
Then match what you see:

Scratch the pipe lightly with a screwdriver, then hold a magnet to the scratch. Penny-colored and no pull: copper. Silver-gray and the magnet grabs: galvanized. Ivory or white and no pull: plastic, so read the print. PEX is stamped PEX-A, PEX-B, or PEX-C; polybutylene is stamped PB2110. Copper is printed too: red lettering means Type M, blue means the heavier Type L. That one is reliable; it's exactly what our plumbers read on tract copper every week.

Galvanized pipe replacement: how to tell if your house has galvanized pipes.
Galvanized pipe is steel with a zinc coating, threaded together joint by joint. It was still going into Orange County homes into the 1960s. The homes that have galvanized were almost always plumbed entirely in galvanized when they were built, which makes what's left of it 55 years old or older. Over that many years, most of these houses have had repairs: a partial repipe here, a single fix there. So what we often find is mixed metals, copper joined to galvanized, and not always joined the right way. A copper-to-galvanized connection needs a dielectric union, a brass connector that keeps the two metals from corroding each other. Old galvanized gets brittle, so those improvised repairs tend to crumble when anyone touches them.
One more pattern: homeowners who repiped the inside years ago often left the main line, from the meter to the front of the house, as the original galvanized. They handled what was in the walls and meant to get to the yard later.
The issue isn't that it leaks. It's that it narrows from the inside. The zinc wears away, the steel rusts, and the rust builds up inside the pipe like plaque in an artery. The signs show up at the taps long before anything drips:
- Pressure that fades at the far end of the house while the kitchen seems fine.
- Rust-colored morning water that clears in a minute.
- Hot water that takes forever, because the hot line usually narrows first.
This is why we recommend replacing galvanized all at once instead of in pieces. The scale inside old steel pipe is loose. Every time the water is shut off and turned back on for a repair, chunks of it break free and travel through the house. We've seen a single chunk block a line completely and leave half a home, sometimes the whole home, without water, and at that point a repipe stops being a choice.
Galvanized doesn't always mean the whole house. In a review last October, a homeowner described the front-yard faucet our plumber found fed by a "1940s-50s short galvanized pipe section which was dented and had rusted inside." They converted that section rather than leave one old piece in an updated system. One old section doesn't mean the whole house is galvanized, and here's the nice, easy way to know.
Look under every sink and behind every toilet, in the bathrooms, the kitchen and the laundry. The faucet connects to an angle stop, the little shutoff valve, and behind that valve a pipe comes out of the wall. That pipe is either copper or galvanized. Walk the house. Copper coming out of the wall everywhere, and the house is copper. Galvanized coming out of the wall, and it's galvanized.
When galvanized pipe replacement makes sense.
If the whole house is galvanized and showing the signs above, replacement is usually the right call, and usually a whole-house repipe rather than a patch, because every joint is the same age. Galvanized also tells us the age of the house, which means an environmental test for lead and asbestos before we cut drywall. Not every old home tests positive: a lot of the Santa Ana and Anaheim homes we've repiped have plaster walls with no joint compound, and they come back clean. The first step is someone looking at the actual pipe, which is what our plumbing inspection is for. What replaces it is nearly always PEX, a choice we walk through in copper vs PEX for your repipe. Copper by era: what we actually pull out of Orange County walls.
Copper is the Orange County story. In our own job records, copper comes up about 1,400 times, galvanized 180 times, PEX close to 600, and polybutylene twice, across more than 57,000 jobs since 2020.
Those counts are mentions in our job notes, so they're floors, not ceilings. A plumber doesn't write down the pipe material on every visit. That makes the near-zero polybutylene count more meaningful, not less.
What separates a 1976 copper home from a 1989 one isn't the metal. It's time, and water. Most of south county drinks imported water: Moulton Niguel's own report says 100 percent imported, El Toro says "nearly 100 percent," and Santa Margarita says the majority. Irvine Ranch is the outlier at about 65 percent local groundwater, and Santa Ana pumps most of its water from the county basin, at about 15 grains per gallon by the city's own FAQ. The imported water has been disinfected with chloramine since the mid-1980s, when the Metropolitan Water District made the switch. The water is safe to drink. What chloramine and hard water do to copper over forty years is the pinhole article's territory.
Two worked examples: Lake Forest and Irvine.
One city, three eras: Lake Forest.
Lake Forest is really three places: the original El Toro tracts from the 1960s and 70s, Foothill Ranch from the 1990s, and Baker Ranch from the PEX era. Of the more than 130 Lake Forest homes we've repiped since 2020, the typical one was built in 1978: more than eight in ten between 1970 and 1989, about one in six before 1970, hardly any in the 1990s. In an El Toro tract, expect copper of repipe age, maybe galvanized in the oldest homes. Foothill Ranch, younger copper. Baker Ranch, PEX. Our Lake Forest plumbers can see all three in a week.
Two populations, one city: Irvine.
The Census says the typical Irvine home was built in 2002. That number hides two populations. The villages built from the late 60s through the 80s (University Park, Turtle Rock, Woodbridge, Northwood) are copper tract homes, and they're the Irvine homes we repipe: typical build 1979, nearly nine in ten between 1969 and 1987. The Great Park neighborhoods, built after 2010, are PEX from day one.
Same street, same era.
Nearly one in five homes we repipe is on a street where we'd already repiped another, and six times out of ten the second one follows within 18 months. Five homes on Via Contento in Rancho Santa Margarita. Four each on Anacapa Court and Monserrat Place in Lake Forest. When was PEX allowed in California?
PEX is the flexible plastic tubing, usually red and blue. The state didn't approve it for water lines statewide until August 1, 2009, when the California Building Standards Commission added it to the California Plumbing Code. Before that, only cities and counties that had opted in on their own allowed it, about 180 of them by 2009. A legal challenge briefly pulled the approval back in 2010 before the state reinstated it.
A home built before 2009 almost certainly started life with copper or something older. If you see PEX in a 1970s tract home, somebody repiped it; ask for the permit and the warranty paperwork.
Buying or selling? Know what is in the walls before escrow closes.
The best time to answer "what kind of pipes does this house have" is during the inspection contingency, not after you own it. A home inspector notes what's visible. A plumber can tell you the era, whether it has leaked, and whether a "repipe" in the disclosure meant the whole house.
A pre-1970 house in Santa Ana with original galvanized isn't a deal breaker. It's a line item. Knowing it before close lets the buyer price it in, or lets the seller fix it and say so. Our Santa Ana plumbers get this call from agents.
Should you replace pipes before selling? If it's galvanized, or copper with a leak history you'd have to disclose anyway, a repipe before listing usually makes the house easier to sell. If it's copper that has never leaked, most sellers disclose the age and let the buyer decide.
The polybutylene settlement's claim window closed in May 2009. Whatever is in the walls when you buy is yours to handle, which is why identification belongs before escrow closes, not after.

Decades, and they have. The galvanized we find here is usually the original pipe in a home built before 1970, so it's already 55 years old or older. The question isn't whether it will hold. It's how much of the inside is left.
