Most of the time you can narrow it down yourself in about half an hour, without pulling up a single tile.

Why floor water works differently in Orange County slab homes.

Almost every home in Orange County sits on a concrete slab poured directly on the ground, so water showing up on the floor here usually comes from a pipe under that slab rather than from groundwater. There is no basement underneath and no crawl space to flood. When national websites explain floor water with sump pumps and rising groundwater, they are describing houses we mostly do not have.

In an Orange County home, water coming up through the floor most often means a pressurized water line running under the slab has started leaking. The water finds its way up through the concrete, the grout lines, or the edges of the flooring. The pipe is buried under the foundation, so the house never sees it leaking until something starts showing up on the surface.

A lot of the advice you will find for water under the house assumes a crawl space someone can climb into. Around here, there is usually nothing to climb into. The pipe sits in or under the concrete you are standing on, which changes both the diagnosis and the fix.

Tile handles water on top all day long. Water underneath is a different story. The tile itself is waterproof, so anything trapped below has nowhere to go but sideways and up. It follows the grout because grout is the most porous path, which is why folks usually notice water coming through floor tiles along the grout lines, not through the tile itself.

The three sources leave three different patterns:

  • Trapped spill or mop water dries once and stays gone. Wipe it up, run a fan over the area, and check the next morning. If the floor stays dry, that story is over.

The wet spot returns after you dry it and often grows slowly. You may also notice water seeping up through the slab at the edges of a room, where the flooring meets the wall, because that seam is an easy path.

A drain or appliance line only leaks when water moves through it. If the floor gets wet after the dishwasher runs, or near the washing machine on laundry day, start there. Pull the appliance forward and look. Sometimes what feels like a slab problem is a supply hose that has been dripping above the slab for months.

Condensation shows up when warm, humid air meets cool concrete, usually on the coolest stretch of floor in the house. It wipes away clean, does not return in a growing pattern, and comes and goes with the weather rather than with the plumbing.

To sort slab moisture from condensation, tape a piece of aluminum foil or plastic wrap flat over the damp patch, seal all four edges, and check it the next day. Vapor alone is a moisture-management question, not an emergency. But efflorescence plus a wet spot that keeps growing is worth treating like a pipe question, and that is the meter test again.

When a storm drops rain on ground that is already full, the water has to go somewhere. How to check it yourself: the 30-minute meter test.

The water meter test tells you in 30 minutes whether water is leaving your plumbing system, using nothing but the meter at the curb. It is the single most useful thing you can do before calling anyone.

Step 1. Turn everything off. Every faucet, every appliance that uses water, every irrigation timer. Make sure nobody flushes or washes hands for the next half hour. One thing that's easy to miss: a toilet quietly refilling on its own. A worn fill valve, often from sediment or high pressure, can keep a toilet topping itself off without a sound, and that by itself will move the meter and fake a leak. Listen at each toilet before you start. Better yet, drop a dye tablet or a few drops of food coloring in each toilet tank and wait ten minutes. Color showing up in the bowl means the flapper is leaking, and that alone can move the meter.

Step 2. Read the meter. Find it at the curb and write down the reading. If the meter has a small triangle or star-shaped wheel, watch it for a minute. That little dial spins with even a small flow, so if it's already turning with the whole house shut off, you have your answer before the clock even starts: water is going somewhere it shouldn't.

Step 3. Wait 30 minutes. Leave the water alone. Go walk the floor and note where the wet spots are while you wait.

Step 4. Read it again. If the numbers moved with everything off, water is leaving your system somewhere.

One more move narrows it further, and it takes a minute. Turn off the main shutoff valve at the house and look at the meter again. If the dial stops, the leak is on the house side of that valve, somewhere in the home's own plumbing. If the dial keeps moving with the house valve closed, the leak is not inside the house at all. It is in the buried service line between the meter and your main shutoff. Either way, you now know which half of the system to point a plumber at.

If the water tracks the rain, the fix usually lives outside. Gutters, downspouts, yard grading, and exterior drains are drainage work. Some of it is homeowner work, and some belongs to a landscape or drainage contractor. If water is arriving from the street or a public storm drain, the city is the right call.

If there is standing water and soaked materials, a restoration company dries and rebuilds. They do good work, but they do not find or fix pipes. Stop the source first, then dry and rebuild. In the other order, you are drying a floor that is still being fed.
