Why finding the leak matters.
Detection technology turns "we suspect a leak" into "we know exactly where it's coming from."
The cost of guessing is high. If we open the wrong section of slab, we've created a repair we didn't need to make. If we cut into the wrong wall, the homeowner pays for drywall and paint on top of the actual fix. The whole point of detection is to be sure before anything gets opened.
Water also doesn't always show up where it's coming from. We've found leaks 12 feet from where the wet spot appeared. Water follows the underside of a slab, runs the length of a copper line, and surfaces only where it's allowed to. "Just dig where the wet spot is" almost never works.
A typical residential slab leak loses anywhere from a few gallons a day to a few hundred. The cost of that water on the bill is usually small compared to the damage it does to the foundation, flooring, and cabinetry while it's leaking. That's the math that makes early detection worth it.
The detection process: how we approach it.
Every detection job follows roughly the same sequence. The tools change depending on what we find. The thinking doesn't.
That sequence comes from repetition. Since 2020, our records show more than 4,600 leak-related service visits at more than 3,600 Orange County homes, thousands of them electronic leak detections. You start to notice the patterns.
1. The phone call. Before we arrive, we ask questions. When did you first notice something? Where? Has the water bill changed? Any warm spots on the floor? Heard running water when nothing's on? Those answers shape what we bring to the visit.
2. The walkthrough. We walk the home. We look at the floor, baseboards, cabinet bases, and the ceiling below upper-floor bathrooms. We listen for moving water in a quiet house. We feel for warm spots underfoot. The house is usually telling us something before we pull a tool out of the truck.
3. The meter test. We rule out the toilets, close every fixture, and watch the water meter. If the dial keeps spinning with the toilets verified off, there's a pressure-side leak. If it holds still, the issue is probably on the drain side, which changes which tools come next.
4. Narrowing the area. Once we know there's an active leak, we isolate it to a section of the home. On a slab, that might mean shutting off branches at the manifold one at a time. The goal is to narrow a whole-house question down to a 6-foot section before we get to the precision tools.
5. Pinpointing. This is where the technology earns its keep. Once the leak is in a defined area, we bring in the method that fits, acoustic, electronic, thermal, tracer gas, or video. Sometimes one tool tells us everything. Sometimes it takes two or three to confirm. It's a puzzle sometimes. You just have to slow down and figure out what the house is telling you.
Ask any plumber how they plan to confirm the location before they open the floor or wall. A real answer involves at least one tool and usually two. If the answer is "we'll just open it up and take a look," that's an invasive approach, and it's the one we work hard to avoid.
Detection technologies we use.
These are the methods that show up on most jobs. No single one is the right answer for every leak. The skill is knowing which fits the situation and how to read what it's telling you.
Electronic amplification (acoustic listening).
Acoustic leak detection is the most common pinpointing tool we use. Water escaping from a pressurized pipe makes a sound that travels through the pipe and up to the surface. We use ground microphones and contact sensors with electronic amplification to listen for it.

On a slab leak, we walk the floor in a grid pattern with the ground mic, listening for the loudest point. The leak is almost always within a foot or two of that reading. A second pass perpendicular to the first confirms it. The intersection is the pinpoint.
This works best when the home is quiet, the leak is active, and pressure is up. We're listening to the pipes the way a doctor listens to a heartbeat. It works.
Pressure testing.
Pressure testing tells us whether there's a leak in a defined section of pipe, even when the leak is too small to hear. We isolate a section, pump it up to a known pressure with air or water, and watch the gauge.
If pressure holds, the section is sealed. If it falls, there's a leak. The drop rate tells us how big it is.
A slow drop suggests a pinhole. A fast drop suggests a separation or a fitting that has let go. Pressure testing narrows the question. Acoustic answers it.
Thermal imaging cameras.
Thermal imaging reads temperature differences across a surface without contact. A hot water line leaking under a slab heats the concrete above it. A cold water line under tile cools the tile in a recognizable pattern. The camera shows those differences as a color map.

Thermal is fastest for hot water leaks, where the signature is unmistakable. The limitation: it shows where heat reaches the surface, not always exactly where the pipe is leaking. We treat it as a narrowing tool. It tells us where to put the ground mic.
Tracer gas (helium and hydrogen).
When a leak is too small for acoustic to hear, or the home is too noisy, or the pipe is buried deep, we use tracer gas. The common mix is hydrogen and nitrogen, sometimes helium.
We depressurize the line, inject the gas, and let it escape through the leak. A gas-sensitive sensor at the surface picks up where it surfaces. Hydrogen is small enough to escape through tiny imperfections in concrete and tile, so it comes up directly above the leak. Slower than the other methods, but unmistakable.
We were doing work for a developer who was building his own home in Nellie Gail, up in the Laguna Hills area, and during the build he ended up with a massive leak on a pipe. The property sat on a hillside, and that pipe was roughly 12 feet underground with a slab of concrete over the top of it about 4 feet thick.
Our standard acoustic tools had no chance. Too much depth, too much concrete. No microphone is going to hear through all of that.
So my team used tracer gas. We injected it into the line and tracked where it came up, and it led us to a very precise spot. We knew exactly where to start the repair. One dig, right over the pipe. On a job like that, tracer gas isn't the backup plan. It's the only plan.
Video pipe inspection.
For drain-side leaks, the camera does most of the work. We run a waterproof camera through the line and watch the feed in real time. Cracks, root intrusion, joint separations, and corrosion all show up clearly. A transmitter on the camera head locates it exactly, so we can mark the surface above the problem.
Video is the right tool for sewer laterals, drain line breaks under a slab, and any time we need to see pipe condition before recommending repair vs. replacement.
Hydrostatic testing.
Hydrostatic testing is a specialized pressure test for the drain system. We isolate the drain at the cleanout, fill it with water to a measured level, and watch whether the level holds. If it drops, there's a drain leak. Paired with a video inspection, hydrostatic tells us both that there's a leak and where it is. We use it on slab homes when symptoms point to a sewer-side issue.
When to use which method.
There's no universal best tool. Every situation has a fit. Here's the short version of how we choose.

That's the puzzle. Each tool eliminates possibilities until the answer is the only thing left.
What detection does (and doesn't) tell us.
Detection technology is good. It isn't magic.
What it does well: locate active pressurized leaks within a foot or two without cutting anything open. Confirm leak presence with pressure testing. Map drain line condition with video. Tell us if a leak is hot or cold line and roughly how big it is.
What it can struggle with: intermittent leaks that aren't active when we're on site, very small drain leaks that don't show on camera, pipes under thick concrete with rebar that scatters sound, and homes with heavy ambient noise.
Honest reality: some leaks need multiple methods to pinpoint, and a small percentage require a controlled access cut to confirm before repair. We tell homeowners this up front. The goal is the smallest opening at the most likely location.
Be cautious of any service quoting a flat "we'll find it for $99" without explaining the methods or scope. Real detection takes time and the right tools. A price that low usually means a quick acoustic pass and a guess. If they don't find it, the homeowner often pays again for a second visit, or for repairs in the wrong spot.

A Costa Mesa slab leak: what the puzzle actually looks like.
A homeowner in an older Costa Mesa neighborhood called us about a warm spot in her kitchen. Her water bill had jumped $40 the previous month. No wet floor, no running water she could hear, but the tile in front of the sink felt different underfoot.
The meter test came first. Every fixture closed, dial still spinning. Active pressurized leak.
The thermal camera showed a clear signature: a 14-inch oval under the tile, three or four degrees warmer than the surrounding floor. Hot water line, defined area. Could we have skipped the tracer gas and opened where the thermal showed? Probably. We would have been close. But "close" on a tile floor is the difference between one repair and two. That's what the technology is for.
