And then there's the coast. Costa Mesa sits closer to the ocean than most of the cities we serve, and the salt air is a constant factor. It accelerates corrosion on exposed pipe fittings, exterior shut-off valves, water heater connections, and any metal that's not protected. We see the difference when we compare the condition of the same vintage pipe in Costa Mesa versus a home the same age 15 miles inland. The coast takes a toll.

The Westside adds another layer. The mix of original residential homes, commercial-to-residential conversions, and properties with non-standard plumbing configurations means we can't assume anything about what's behind the walls until we look.
