Water Heater Failure

IRWD supplies some of the hardest water in Orange County, and that mineral content collects at the bottom of tank water heaters faster than in most cities we serve. Why Irvine Homes Produce the Emergency Calls They Do

Irvine was master-planned, but it wasn't built all at once. The Irvine Company developed this city village by village over five decades, and that construction timeline is the single biggest factor in the plumbing emergencies we respond to here.

The original villages — Woodbridge, University Park, Turtle Rock — went up in the late 1970s and early 1980s. Those homes are now 40 to 50 years old, and the plumbing systems are right in the window where materials start reaching end-of-life. Copper supply lines thinned by decades of hard water. Original gate valves that seize when you need them most. Cast iron and clay sewer lines that have been under root pressure for half their life.

Then there's the polybutylene factor. Irvine has one of the higher concentrations of polybutylene-plumbed homes in Orange County, spread across neighborhoods built between 1978 and 1995. This material doesn't age gracefully. Chlorine in the water supply breaks it down from the inside, and failures can be sudden. For homeowners who still have polybutylene, every year that passes increases the likelihood of an emergency call.

Layered on top of all this is IRWD's water hardness. At up to 16 grains per gallon, it's among the hardest municipal water in Orange County. Hard water accelerates scale buildup in pipes, shortens water heater life, and stresses fixtures and valves throughout the system. Every home in Irvine is dealing with this, regardless of when it was built.

The newer villages — Northwood (1990s-2000s), Quail Hill (2000s), and Great Park (2010s and ongoing) — have modern materials and tighter building standards. Emergency calls from these neighborhoods are less frequent and usually less severe. But even newer homes are subject to IRWD's hard water, and we're already seeing sediment-related water heater issues in Northwood homes that are only 15 to 20 years old.

And then there's the HOA factor. Nearly every neighborhood in Irvine has HOA governance, which means exterior plumbing work — main line repairs, repipes, water heater replacements that involve venting changes — often requires coordination with the association. During an emergency, that coordination needs to happen fast, and knowing the process for each community saves valuable time.
