Burst pipe calls in this community come back to two things: the age of the copper and the size of the homes. Most homes here were built between 1985 and 1998, which puts the original copper supply lines at 28 to 40 years old. The water from Santa Margarita Water District runs moderately hard at around 12 to 16 grains per gallon, which accelerates corrosion from the inside out. Pinhole leaks are the most common failure mode we see.

Sewer or Drain Backup

Sewer lines in Coto de Caza are dealing with two things that most communities don't have at the same scale: mature root systems on large lots and longer lateral runs from the house to the main. The lots here are generous - half-acre to over an acre in many parts of the community - and the landscaping has had 30 years to establish deep root systems. Those roots follow moisture right into the joints of the original cast iron and ABS sewer lines.

Water Heater Failure

Water heater emergencies in Coto de Caza are a scale issue. Most homes here run two or three water heaters to serve the square footage - master wing, guest wing, sometimes a dedicated unit for a pool house or outdoor kitchen. Copper supply lines, cast iron drains, and first-generation water heaters from this era are all reaching the age where they need attention - and in a 4,000 to 6,000 square foot home, "attention" means a bigger scope of work than a 1,500 square foot tract house.
