If you live in Orange County, you've probably seen the headlines by now. "Super El Niño." "Godzilla." Forecast maps of California painted dark blue. Long Beach residents were out building sand berms before Labor Day.

We're plumbers, not meteorologists. But our trade has a long memory for what rain actually does to houses here. So this article does three things: tells you what the forecasters are actually saying, with the hedges left in; walks through what past El Niños really did to the cities we serve; and ends with a short list of things worth doing now, most of them free.

One promise up front: no scare tactics. The honest version of this story is interesting enough.

What the forecasters are actually saying

Here's the current state of the forecast, from the source rather than the headline.

NOAA's Climate Prediction Center issued its August 13 El Niño advisory with ocean temperatures in the key Pacific zone running well above normal and still climbing. Their numbers: a greater than 90% chance this becomes a very strong El Niño during fall and winter 2026-27, and a 69% chance the October-through-December season becomes the strongest El Niño on record since 1950 ( NOAA CPC, August 2026 advisory).

The European seasonal model is pointing the same direction. UCLA climate scientist Daniel Swain, walking through the ECMWF forecast in August, described odds of 70-100% that this winter lands among the top 20% wettest California winters on record, and called the model signal genuinely extraordinary ( CBS Los Angeles, Aug 10, 2026).

Those are strong numbers. Now the fine print.

A strong El Niño tilts the odds toward a wet winter in Southern California. It does not order one. The 2015-16 event was scientifically one of the three strongest ever measured, the original "Godzilla," and the storm track went north anyway. Southern California ended that winter with roughly average rain ( Scripps Institution of Oceanography; Science). The National Weather Service's own director put it well this summer: "Every El Niño is not the same; each one is unique with its own imprint on our weather" ( FOX 11).

So our framing for the whole article is this: plan for a likely-wet winter, and make it a no-regret plan either way. Everything we'll recommend below is worth doing in a normal winter, cheap insurance in a wet one, and wasted on nothing if the storms go north again. That's the standard we held every suggestion to.

What past El Niños actually did here

Forecasts are probabilities. History is specific. Here's what the big rain winters actually did in and around the cities we serve, with sources, because homeowners deserve the real record instead of a vague sense of dread.

1982-83: the coast took the hit

The 1982-83 El Niño was the strongest of its era, and in Orange County the damage concentrated on the coastline. A storm on January 27, 1983 knocked a 120-foot section out of the center of the Seal Beach Pier ( PCAD), and a March 2, 1983 wire report described the same winter smashing sections of the Huntington Beach Pier along with piers up and down the coast ( UPI, March 2, 1983). Inland, the March 1, 1983 storm pushed Aliso Creek to the largest flow ever recorded at its Laguna Beach gauge to that point: 5,400 cubic feet per second ( Aliso Creek flood history)).

Worth remembering: Aliso Viejo, Rancho Santa Margarita, and Ladera Ranch were still ranchland then, which is part of why the 1983 record is a coastal one.

December 1997: ten inches on Mission Viejo

The famous 1997-98 El Niño announced itself early. The storm of December 6-8, 1997 brought what the National Weather Service called the heaviest rains in about 70 years to Orange County: four to eight inches county-wide, with 10 inches recorded at Mission Viejo, the highest total in the county ( NWS San Diego, Day in History). When storms stall against the Santa Ana Mountain foothills, Mission Viejo and its neighbors are where the biggest totals land. That's geography, and it hasn't changed.

February 1998: the record that still stands on Aliso Creek

The peak came in late February. The February 24, 1998 storm was the winter's fiercest; a mudslide in Laguna Canyon came down a steep residential street and killed a 25-year-old man in his mobile home, injuring at least ten others ( CNN, Feb 24, 1998; Washington Post, Feb 25, 1998). The winter cost Orange County roughly $36 million, about $12 million of it in Laguna Beach alone ( City of Newport Beach hazard mitigation plan).

For the cities along our home corridor, the defining event was the creek. The 1998 flood remains the largest on record for Aliso Creek, the channel that threads through Lake Forest, Laguna Hills, Aliso Viejo, and Laguna Niguel. It flooded the Aliso Creek Inn and golf course downstream, destroyed six footbridges, and chewed up the creek banks along the corridor ( Aliso Creek flood history)). In San Juan Capistrano, Trabuco Creek flooding destroyed a pedestrian bridge and breached the embankment beside City Hall ( OC Public Works, San Juan Creek flood study).

The county responded the way engineers do: detention basins, channel work, flood control. That system has largely done its job in the winters since. Which is exactly why the next part of the story is the one we most want homeowners to hear.

The bill that came due later

The single most instructive event in Orange County's El Niño history didn't happen during a storm at all.

On March 19, 1998, three weeks after the February storms ended, the Via Estoril hillside above Crown Valley Parkway in Laguna Niguel's Niguel Summit neighborhood gave way. Dozens of homes and condos were lost or later demolished, including condos in Crown Cove below the slope. The trigger wasn't a storm that day. It was months of rain, starting the previous December, slowly raising the groundwater inside the hill until the slope let go ( Voice of OC; Geo-tech Imagery).

Seven years later, the pattern repeated on a longer fuse. The winter of 2004-05 was one of the wettest on record regionally, and on June 1, 2005, four months after the rain stopped, the Bluebird Canyon hillside in Laguna Beach moved. Twenty-two homes were red-tagged, around 345 were evacuated, and some homes were carried more than 100 feet downhill. USGS attributed it to winter rain percolating down through the ground for months, quietly raising the water table ( California Department of Conservation; ASCE case history 54)).

We're plumbers, and we want to be clear about our lane: a plumber cannot fix geology, and hillside stability is a job for geotechnical engineers. But the mechanism behind both events is the single most useful idea in this article, because it applies at house scale too. Water is patient. It keeps moving through the ground long after the storm ends. The wet winter's effects on your property, whether that's a saturated slope, a root-hunting tree, or soil pressing on an old pipe joint, arrive on a delay. That's the reason preparation beats reaction: by the time the ground shows you the problem, the water that caused it fell weeks ago.

2015-16: the strongest event on record delivered an average winter

It belongs in the timeline because it's the reason we won't make promises. The 2015-16 El Niño measured as one of the three strongest ever recorded. Orange County stood up a preparation website, cities handed out sandbags, and residents got ready. Then the storm track went north, and Southern California got a roughly average winter. The coast took big surf and lost beach sand, and the prep mostly went untested ( Scripps).

Two takeaways, and they point in opposite directions on purpose. First: the strongest signal on record can under-deliver, so nobody honest will tell you this winter is certain. Second: the preparation wasn't wasted. Tested drains and a homeowner who knows where the cleanout is are worth having in any winter. That's the whole case for the no-regret approach.

2022-23: recent memory, and an honest label

The most recent big rain winter, December 2022 through spring 2023, was not an El Niño. It was a train of atmospheric rivers, and we label it honestly. But it's the freshest evidence of what sustained rain does to this county: roughly $26 million in damage as coastal ground soaked through ( LA Times via AOL). Laguna Niguel declared a local emergency when soil movement was detected under La Paz Road. A Dover Shores home in Newport Beach was red-tagged after the ground below it gave way on March 3, 2023 ( OC Supervisor Foley, emergency proclamation, March 14, 2023). In San Clemente, apartment buildings on Buena Vista were evacuated and the Casa Romantica slide sent debris toward the rail line ( CBS News).

Same lesson as 1998 and 2005, on a modern timestamp: the ground kept moving well after the biggest storms, because the water was still working its way down.

And the cities with no story to tell

Here's the part of the record that never makes headlines. Irvine, Aliso Viejo, and Rancho Santa Margarita have no major documented home-damage events in any of these winters. Not 1983, not 1998, not 2005, not 2023.

That's not luck. These are master-planned communities built with modern drainage, detention basins, and engineered channels, much of it designed after the county learned its lessons the hard way. The systems worked. If you live in one of them, the record says your El Niño risk isn't a headline event. It's the unglamorous stuff: a patio drain that silted up over the summer, a garage floor drain that hasn't seen water since March, a slow shower drain that a wet week turns into a backed-up one. Those never make the news, but they're what our phone actually rings about when the rain arrives. The checklist below covers them.

What this means for your plumbing

Now the bridge from history to your house. We've completed more than 5,500 drain and sewer jobs across Orange County since 2020, and that dataset gives us an unusually honest picture of what rain does and doesn't do to plumbing here.

First, a myth we can retire with our own numbers: there is no big winter wave of drain problems. September is consistently our busiest drain month; January is our quietest. Drain trouble in Orange County is a year-round fact of life, mostly driven by what goes down the pipes rather than what falls from the sky. If this winter turns wet, don't picture every drain in the county acting up. That's not what the record shows.

What the record does show is three specific rain-shaped patterns:

Storm and yard drains are the exception that truly follows the rain. The grates in your patio, side yard, and garage sit dormant all summer collecting leaves and sediment. In our job data, storm and yard drain calls spike in September and again in November right around the first storms, and they run at roughly double their summer pace from November through March. They're also concentrated where the terrain works hardest: Lake Forest leads our storm-drain job count, and in Trabuco Canyon about 1 in 9 of our drain calls is storm-drain work, the highest rate anywhere we serve. If El Niño delivers, these are the systems that will be asked to perform, and the time to test them is a dry afternoon, not the first downpour.

Heavy rain finds homes with a history. Nearly 1 in 4 of our drain and sewer customers across Orange County has needed us more than once. A cleared drain isn't always a fixed drain. During sustained rain, two things gang up on those homes: rainwater sneaks into the public sewer mains through cracks and root openings, so the main can fill beyond its normal level and push back toward low-lying homes through their lowest fixture. And saturated soil is prime time for roots, which are most active right after heavy rain, when loose wet ground lets them travel toward the water inside a cracked joint ( our tree-root guide covers how that plays out on camera). If your home has backed up before, especially during a storm, a camera inspection before the season is the honest recommendation, because it finds the why instead of clearing the symptom again.

The lag applies at house scale. Remember Via Estoril and Bluebird Canyon: the ground carries the winter's water long after the storms end. Around a home, that same slow soak means months of soil movement working on buried pipe joints, and moisture lingering against the slab that almost every Orange County home sits on. Here's the version of it we see in the field. During heavy rains, in places where the water doesn't drain well and the ground softens, cast iron drains that pass vertically through the foundation commonly crack right at the base, where the pipe meets the concrete. We'll leave the structural mechanics to the engineers, but the pattern is one we see regularly, and it shows up most at homes where the rainwater wasn't detoured to a better location. On hillside and canyon lots, the same logic means the subdrains and terrace drains that quietly protect the property are doing their most important work weeks after the rain stops, so a silted one matters more than it looks.

If I'm being honest, this actually happened at my house. It didn't start as a plumbing issue, but it turned into one. Sometimes I get so busy taking care of other people's homes that I don't take care of my own. One of the rain gutters on my roof drains down and connects to an area drain on my property, and that drain was having an issue, so the water began to flood and wash away the soil near my foundation. My house sits raised up, with the soil around it higher by about 7 or 8 feet, and that's typically not a problem. But when the rainwater wasn't detoured properly, it started to erode that soil away. I'm not sure how long it was happening, but I ended up with a massive crack in the side of my house from the movement, and I had to get a structural engineer out to make sure the house was safe and there'd be no further problems. Thankfully I didn't have any plumbing in that area that was impacted. But I see this type of thing happen at homeowners' properties a lot, and it's exactly why the prep list below starts with where your water goes.

Prepare now: the short list

  1. Test your yard and patio drains on a dry day. Run a hose into each grate and confirm water goes down freely and comes out at the outlet. While you're out there, run some water on the ground near each area drain too, to confirm the ground actually slopes water into it. We've been to homes where area drains were installed in the wrong location, and the first storm finds that out the hard way. If water ponds, the line needs cleaning before the season, not during it. This is the single highest-leverage item on the list.
  2. Clear the garage floor drain. In a slab home, it's usually the lowest point in the system and the first place trouble appears. Here's how to check it.
  3. Find your sewer cleanout now. It's the capped pipe near your foundation or in the yard. Knowing where it is saves real time if anyone ever needs access on a rainy night.
  4. Schedule drain inspections for early to mid September. That timing means calm scheduling and a dry test of anything that needs fixing. If your home has ever backed up, a camera inspection answers why it happened, and prior-backup homes are the ones a wet winter finds first. It's also worth getting a high-definition sewer camera into your area drains to make sure there's no root intrusion or debris waiting to stop the water from flowing.
  5. Handle any nagging slow drain before the rain stacks water on top of it. A drain that's marginal in August is the one that quits in a November storm. Our sewer line triage guide helps you read the symptoms.
  6. Get your sandbags early, and know your city's spot. The big retail stores routinely run out of sandbags and storm supplies once an emergency is underway, so having them on hand in advance is the move. And sandbags aren't only for blocking water. Placed well, they can direct water toward a drain or a more desirable location. Orange County offers residents up to 50 free empty sandbags at 2301 N. Glassell St. in Orange from October 1 through April 30, Mission Viejo stages pre-filled bags at the Civic Center before storms, and Irvine residents can go to OCFA Station 36 on Yale Loop. Frequently Asked Questions

The odds are strongly in your favor. Even in 1997-98, the county's toughest El Niño winter, the serious damage concentrated along the creeks, canyons, and coastline, and the master-planned inland cities have no major documented home losses in any of the big rain winters. The honest answer: a strong El Niño raises the chances of a wet winter, a wet winter stress-tests whatever weak point your property already has, and for most homes that weak point is a clogged yard drain, not a flood. Preparation is about making sure the stress test finds nothing.

It already has. NOAA declared El Niño conditions active in mid-2026, and the August advisory expects it to keep strengthening through the end of the year, with peak strength in the fall-winter window, the wettest stretch for Orange County expected November through January, and storm chances running into early spring. First storms in a typical year reach us in October or November, which is why September is the natural prep month.

Do the free stuff, and let the forecast decide how much further to go. Testing your yard drains, clearing the garage drain, and finding your cleanout cost you an afternoon. If your home has a backup in its history or sits low relative to the street, a camera inspection is worth real money in any winter, wet or dry. What we'd skip: panic purchases and anything sold to you with a countdown clock. The 2015-16 winter taught the county that prep can go untested, and that the useful prep was the kind you'd never regret.

Two separate things, and worth a call to your agent before the season. Water that backs up through your own drains is often excluded from standard homeowners policies unless you've added a sewer backup endorsement, so ask specifically about that rider. Rising water from outside is flood insurance, which is a separate policy with a roughly 30-day waiting period before coverage starts, which is why cities were urging residents to buy it early back in the 2015 El Niño season (Lake Forest Patch, 2015). If you're going to add either one, the window is now, not the week a storm is on the map.

"Super" or "very strong" just means the Pacific warming crosses a high threshold; forecasters currently give this event a greater than 90% chance of getting there. What it doesn't mean is a guaranteed outcome for any one city. The 2015-16 event crossed every threshold there was and still delivered Southern California an average winter. Treat "super" as a reason to spend one afternoon on preparation, not as a forecast of what your street will look like in January.

September and early October, and that's our own calendar talking. Storm-drain calls in our records spike in September and again in November when the first storms land. Booking a jetting, a camera inspection, or a yard-drain cleanout in early fall means calm scheduling and a dry test of the fix. Waiting for the first storm means competing with everyone else who waited too. > The Bottom Line: The forecast says this winter is likely to be wet, and the people making that forecast are the first to say it isn't certain. Orange County's own history says the damage that matters usually comes from water working slowly, on creeks, on hillsides, and on the buried systems around homes, often well after the storms pass. You can't control the storm track. You can control whether your drains have been tested, whether your cleanout is findable, and whether a home with a backup history goes into the season understood or ignored.
